Do I need to work with just one real estate agent/TEAM?

It is to your great advantage to work with just one agent/team. When choosing the right agent to work with it is important to have someone that knows the market well and is looking out for your best interest. Experience is a must. This is probably the largest investment you will make up to this point. It is no time for amateurs. You owe it to yourself to have Huskey Property Group on your side. They have the experience and the know-how you should demand.

Do I pay a fee to a buyer’s agent?

In most cases the answer is no. The way it normally works, is that a seller agrees to pay a real estate agent a percentage of the sales price. That agent in turn pays the buyer’s agent out of those funds. So usually there are no additional fees to the buyer.

What is your experience in this market?

How much house can I afford?

After choosing your real estate agent, your mortgage lender is then next most important step. That person will assess your individual situation and help you determine the best price range that fits your budget.

Will you help me locate the best financing options for me?

Huskey Property Group has vast resources and contacts in the finance industry. They will recommend a few for you to speak with for you to choose whom you are most comfortable with. Like choosing a real estate agent, choose wisely based on experience and ability.

Why get pre-approved?

This is the best way to have the most purchasing power when it comes time to making an offer on that perfect property. If a seller knows you have met the general requirements for the proposed mortgage it removes much of the doubt and what-if’s. They know you are serious and mean business.

Is there a magical number of homes I should view before making an offer?

No it is different for everyone. You usually know the right one the moment you walk in. As an industry average the number is about 10 homes viewed in person before an offer is written. Some only see 1 or 2 and others see 30. The more honed in on your wants and needs that number tends to trend downward.

Will you negotiate on my behalf?

Huskey Property Group will most certainly help you in the offer process. They begin by learning as much about the property you are interested in as they can. Why are they selling? Are they motivated? Is it a relocation? How much did they pay for it when they bought it? What money has been spent on improvements. What are similar homes going for in this area currently? The Group will equip you to make the best informed offer and then help you purchase the home as close to the offered price as possible.

Should I get a home inspection?

It is always The Group’s recommendation for his clients to get home inspections. There is just too much that cannot be seen or checked at a simple walkthrough showing. A professional home inspector should be used that has been trained what to look for and one that is experiences will often times recommend solutions to remedy many issues. Whether it is a new house or one that has been around for 100+ years a home inspection is always in your best interest.

What happens if the inspection reveals some issues?

There are always options. It depends on the severity of the issues. Many times the homeowner will take care of many of the repairs recommended. Sometimes there may be a compromise needed. Sometimes it is best to walk away for a sever issue that has not real remedy. Huskey Property Group will be there to guide you through this without any need to worry.

Why does the bank require an appraisal?

The banks want to protect their investments, so naturally they want an unbiased opinion of the value of the property to verify the loan amount is an acceptable risk for them to take. It also helps protect you from paying too much in an inflated market.

How do I know the title to the house is clear and transferable?

When a mortgage is involved you do not have a choice, a title examination is done to be sure there are no liens or other encumbrances on the title that would prevent transfer to a new owner. On a cash sale you have the option, but Huskey Property Group would strongly recommend the title search. Title insurance is also available at closing and is always a good idea if there are any quirks in the title history.

When do I get the keys?

Usually at the closing! Once you have signed all the documents and transferred any funds due from you the sellers will give you the keys.
